Flipping houses stays red hot and Tampa Bay remains one of its favorite markets

Last April, he and a partner paid $275,000 for a house in a coveted South Tampa neighborhood. After renovations, they sold it in November for $515,000 — a gross profit of $240,000.That wasn’t their only impressive flip. A Tarpon Springs house Paloscio snagged for $170,000 last year sold six months later for $325,000.But Paloscio knows that good candidates for flipping are increasingly hard to find. That’s one reason he’s started to focus more on “wholesaling” — buying and selling as-is properties that other people can flip.”I’ve been (flipping) about three years, and it’s getting more competitive,” he said. “More people are entering the market and driving prices up.”

Foreclosure crisis over, Polk courts are breathing easier now

A decade ago, a collapsing housing market triggered an avalanche of foreclosures that nearly brought the civil court system in Polk County and across the country to its knees.

Judges and court clerks grappled with an unprecedented flood of foreclosure lawsuits that no one had seen coming, and for which they were unprepared.

In 2013, as Polk County crawled its way through more than 7,500 backlogged foreclosure cases while new cases flowed in daily, the state Legislature stepped forward with $21.3 million in additional funding statewide, enabling Polk and other counties to bring in senior judges and additional staffing to break the logjam.

A British-style conservatory makes this Sarasota home unique

Most Florida homeowners’ familiarity with the glass room known as a conservatory begins and ends with the crime-solving board game Clue. You know, Col. Mustard did it with the candlestick in the conservatory. But Sarasota homeowners Marta and Chuck Swanson have made an authentic upper-level conservatory the centerpiece of their home. The room with a wraparound glass wall and glass ceiling at the back of the house is cantilevered over an outdoor kitchen and offers a nearly unobstructed view of their yard’s naturalistic swimming pool, lush landscaping, hot tub which they use nearly every night, wildlife and dock.

Beyond the yard, the Swansons have an unobstructed view of the Roberts Bay inlet and the Intracoastal Waterway. The house in Oyster Bay is now on the market for $2,495,000 through the Peter G. Laughlin Group of Premier Sotheby’s International Realty.
